While tabling the bill, Hon. Ceesay said the bill seeks to improve the Rent Act 2014 by raising value specified for low-cost rental premises such that it is in line with contemporary times as well as enabling the ordinary people afford to pay their rent rather than face the burden of paying for 6 or more months at any given time.
He said the rate at which rent is being increased is such that both the tenants and the landlords do not suffer, as a reasonable percentage will be allowed as annual increment of rent.
He said the Bill has considered that the landlords provide very valuable service and therefore the bill seeks proper upkeep of premises that tenants occupy for the period agreed by both partners.
“A landlord determines the tendency for failure of tenant’s pay, rent or breach by tenant covenant or condition of which under any provision of law could have been a cause of forfeiture, termination of tendency, or a notice of termination issue.”
“At a rate of more than five per cent in each year or such other rate as may be prescribed by the Minister by Notice published in the Gazette and at an interval of less than twelve months.”
